Loan Application Checklist

The following is a list of items typically required by lenders for a complete loan submission. You may send documents to us via fax, email or we can set up a DropBox link (please contact us and we will set this up).

Real estate Information
Copy of the fully executed purchase contract with all addendums.
A complete list of real estate owned including full address, property type, current estimated value, mortgage balance, rental income received, monthly mortgage payment and monthly insurance, property taxes and HOA dues paid.
If you are selling your current home, a copy of the listing contract.
If you have recently sold your current home or any other property, a copy of the settlement statement (HUD-1).

Income & Assets

Consecutive paystubs for the last 30 days.
   Items for the past two years:
 

Names and addresses of each employer.

2012 and 2013 W-2s and 1099s.
 

 2012 and 2013 personal tax returns, complete with all schedules (Federal only) Please note that all tax returns must be signed.
Most recent two months of statements for each bank, mutual fund, investment and retirement accounts.
Estimated value of personal property (autos, collections, art, etc.).
  If you have made any large deposits to your bank/investment accounts:
 

Explanation of and source for each deposit shown on the most recent two months of statement provided.

If large deposit was a gift:
 

Signed gift letter (we can supply).

Copy of gift check.

Copy of deposit receipt.
  If you own more than 25% of a business:
 

2012 and 2013 business tax returns, complete with all schedules (Federal only). Please note that all tax returns must be signed.
 

 All K1s received for 2012 and 2013.
  If self-employed:
 

2014 profit and loss statement and December 31, 2014 balance sheet.

Year-to-date profit and loss statement.
  If you own rental property:
 

Current rental agreements if you have not shown the rental income on your personal tax returns for the past two years.
  If you are retired:
 

Pension Award Letter.
  If you receive Social Security:
 

Most recent Social Security Award Letter.
  If you are counting child support as income:
 

Copy of divorce settlement.

Copy of twelve months of cancelled child support checks.

Debts

Information about any items that are not on your credit report (loan amount, interest rate, other terms).
Explanation of credit report anomalies, including:
 

Late payments, credit inquiries in the last 90 days, charge-offs, collections, judgments and/or liens.

Bankruptcy filed within last seven years (provide a copy of your bankruptcy papers).

Miscellaneous

Government-issued photo ID.
Residence addresses for the past two years.
If applicable, a copy of your divorce decree.
If you are not a citizen, a copy of the front and back of your green card or passport.
